Has Charlestons Real Estate Market Hit Bottom ?

Recently on The Today Show Barbara Corcoran, a Real Estate Expert, said that by the time we realize we hit the lowest prices in the Real Estate Markets, it will be too late because they are already going to be going up. I believe this. I know buyers are waiting for a deal, but are we there yet? With Mortgage rates lower than they have been at in years (but also starting to see some increases).
Take a look at these Charleston statistics and you decide.
THE CHARLESTON REAL ESTATE UPDATE
The house prices are for homes with an apx. sqft range of 2000-2500.
....................2004 ........2005........ 2006........ 2007........2008.........Diff 2004-2008
Rivertowne.....$297,240...$387,664...$421,212...$4 03,850...$360,500...18%
Bell Hall..........$335,093...$401,343...$408,514...$36 2,700...$378,705...12%
Brickyard....... $281,750...$345,571...$386,279...$375,129...$336,3 86...16%
Park West...... $261,499...$324,219...$335,338...$345,067...$303,8 44...14%
Charl Natio..... $266,640...$330,525...$381,013...$378,625...$342,9 94....22%
As you can see, all of the neighborhoods are at least 12% more than their 2004 price. However, these are prices not adjusted for inflation. When adjusted for inflation, the home prices look like:
....................2004 ........2005........ 2006........ 2007........2008.........Diff 2004-2008
Rivertowne.....$332,909...$421,657...$443,829...$4 13,750...$360,500...7%
Bell Hall..........$376,824...$436,535...$430,549...$37 1,592...$378,705...0%
Brickyard....... $316,838...$375,873...$407,020...$384,325...$336,3 86...6%
Park West...... $294,065...$352,648...$353,344...$353,526...$303,8 44...3%
Charl Natio..... $299,846...$359,507...$401,472...$387,907...$342,9 94....13%
As you can see now, the home prices are much nearer the 2004 price.
Make your own conclusions, but we may be nearer the bottom than most people think.

Gold Star Homes in Charleston South Carolina
Century 21 Properties Plus and Creaturo & Associates are proud to introduce our Gold Star Home program. This program is an excellent way to showcase your home when your selling in the Charleston Market. The Gold Star program means that your property has been pre-inspected by a licensed home inspector and a Termite inspector. Also a Home Warranty has been purchased by the Home Owner.
What this means is a huge benefit for potential buyers. The last thing a buyer wants after falling in love with your home is to find out there are hidden problems or termites. With the Gold Star home program, a buyer gets to preview all the inspections before making an offer. This benefits both the buyer and Seller because they are informed before they go into contract. So for the Seller it means if there are any repairs to be done, they can be taken care of at their leisure rather that in a rush once an offer has been made.
For more information on how to enroll your home in the Gold Star program please contact

Using a Realtor to Sell your Charleston area home in this market

In this market is more important now than ever to use a Realtor to market your home. A full time Realtor with experience, expertise and a proven record. A Realtor will help you find the right price range for your home. Because buyer search for homes in a specific price range, positioning your home in the middle increases potential buyer chance of seeing your home.
You also want a Realtor with great online presence. They need to be all over Internet marketing. Does your Realtor advertise on multiple web sites? Where does their website rank on the search engines?
Have your Realtor show you examples of fliers, literature they do for their listings. Buyer are more likely to take a flier than call on a sign. These are just a few things that Creaturo and Associates specialize in. We have a marketing plan no one can beat and a team of agents that specialize in your neighborhood. We are always "on call" for your and our buyer so you are never neglected or uninformed.
So whether your Buying or Selling....Creaturo and Associates at Century 21 Properties Plus is the only name to Remember!Berkeley County South Carolina Real Estate

Berkeley county is the largest county in the Charleston area. With a population of 163,622+, It has experienced tremendous growth in the past ten years. The Berkeley County schools are thriving and the county is building new schools as the growth calls for it.There are several private schools in the area.

Charleston is for the dogs
By Creaturo & Associates
Many of my client's ask me if Charleston is pet friendly. I always answer yes. A visit to one of Charleston's off-lease dog parks is one example of Charleston's pet hospitality. With acres of area to run a play, a man's best friend can get lots of fresh air and exercise at any of the three Charleston county dog parks. The beaches are dog friendly also. There are a few rules when taking "Fido" to the beach but they are necessary for the safety of your dog and others. Each local beach has different rules.
Sullivans Island:
DOG ORDINANCE - The summer dog ordinances went into effect on April 1, 2007.
- Dogs may be on the beach without a leash from 5am – 10 am
- No dogs allowed from 10 am – 6 pm
- Dogs may be on the beach on a leash (no longer than 10 feet) from 6 pm – 5 am
Isle of Palms:
Leash Laws: Dogs are welcome on the beach year-round. Leash laws are in effect daily, except 5 a.m.-8 a.m. Dogs are expected to be under voice command of their owners during that time. If cited, fees range from $100-$500, depending upon the frequency of the violation by the dog and owner.
Folly Beach:
From May 1st through September 30th, dogs are not allowed on the beach between 10 am and 5 pm. This law is very sensible because during those months the beach is extremely crowded during the daytime and also it’s unhealthy for dogs because of the excessive heat.
Throughout Charleston, there are boutiques, spas and resorts that cater to dogs. On King Street, there is a specialty bakery Three Dog Bakery, that caters to your pooch. They provide oven fresh Dog treats and Dog food. There is even a company that will clean up your dog debris for you. Premier Pet Waste and Yard Sanitation Service, claims to scoop all of the dog waste so you don't have to! They also deliver all of your pet food, litter, and supplies, right to your door! They even offer Vacation Services.
Everywhere you go in the Charleston area you'll see someone walking, running or playing with their dogs..So yes we welcome your pets....

It is common knowledge that there has also been a lot of restructuring happening in the real estate industry and recently many opportunities for advancement in the industry presented itself to us. And also a company that worked well with our business plan. We decided hands down, that together, incorporating our knowledge of the internet and technology with Century 21's knowledge, we’ll continue to stay on the cutting edge well into the future.
Most agents look to commission structure and Century 21 Properties Plus, Inc. is one of the best out there for agents and especially for Teams.
